We separate the ownership of the land from the ownership of the home. That’s one of the reasons that homes at St Ann’s Living are affordable. In this way you are not paying the ownership of the land, which frees up your money to do other things. When you buy a home at St Ann’s Living you enter into a secure lease at 10 years plus 4 options for a further 39 years on the land on which your home is situated, and your lease is paid via a site fee each fortnight. The secure lease gives you an exclusive right to occupy the land and to use and enjoy the spectacular views and facilities.

Under the agreement with St Ann’s Living the weekly site fee is payable by direct debit each fortnight. The site fee is reviewed on 1 July each year and any increases are capped at CPI or 3.5% – whichever is greater/
The site fees is currently: $145.00 per week
You may be eligible for Commonwealth Government Rent Assistance to reduce the site fee depending on your personal financial circumstances. There are no stamp duty charges or search fees payable when you buy or sell your home at St Ann’s Living.
There are no land rates, council rates or body corporate fees payable at St Ann’s Living.
In order to keep home purchase pricing and weekly site fees at an affordable level St Ann’s Living recovers part of its costs for developing, running and maintaining the estate. This payment is known as the Deferred Management Fee (DMF) and is based on how long you have been in the community. The St Ann’s Living Deferred Management Fee will be capped at a maximum of 20% and payment will be deferred until you sell your home. This is a lot less than other places you have been looking at.
For all resident’s contracts, the fee payable is up to 20% (the fee accumulates by 4% per year over 5 years up to a maximum of 20% on the resale value of a property.
Yes – your pets are quite welcome at St Ann’s Living. Dogs must be contained within the owner’s area/fence and must be kept on a lead when walking on common grounds. Cats must be kept indoors at night.
Yes – there is a specific area set aside to store your caravan, boat and/or trailers. Please speak to our Site Manager to check for availability.

Yes – Unlike other senior living alternatives where you never own your home at St Ann’s Living, you own your home, live independently, and you have a long term (49 years) secure lease on the land on which your home is situated.

There are no land rates, council rates or body corporate fees payable by you. St Ann’s Living pay them out of the weekly fees.
